The Pierson School Redevelopment project proposes to preserve and adaptively reuse the former Abraham Pierson School building and construct a new small addition on the north end of the building. The project expects to create 50 units of 100% affordable housing with a preference for seniors aged 62+ and a publicly accessible senior center to help meet the housing and service needs and priorities of the Town of Clinton.

The Pierson School Redevelopment project is anticipated to include seven (7) studios and 43 one-bedrooms units, one of which will be for a building superintendent, for households earning 40-60% of the area median income (AMI). All residential units will be either Type A handicapped accessible (10%) or Type B handicapped accessible (90%), as required by the Connecticut Building Code and the affordable housing funding sources.

The proposed design also includes amenity space for the building’s residents and office space for leasing and property management. The auditorium space of the existing building will be renovated and ultimately leased back to the Town for reuse as a senior center. Specific design elements are subject to change pending approvals by the Town of Clinton as well as the CT State Historic Preservation Office (SHPO).

This project is anticipated to meet the standards for EPA Energy Star and the bronze level of the National Green Building Standard, which together represent an average 44% savings in energy use and cost over the typical multi-family building in use today.

The Pierson School Redevelopment team seeks to work alongside the community to preserve a beloved local asset while addressing Clinton’s need for affordable housing and services for local seniors.

The Development Team

HOPE Partnership is a local, mission-driven, 501(c)3-qualified non-profit organization that has worked to expand affordable housing in our region for 20 years. HOPE has developed affordable housing in Old Saybrook, Essex, and Madison.

Xenolith Partners LLC is a woman-owned affordable housing development company formed in 2016. Xenolith’s principals, Andrea Kretchmer and Terri Belkas-Mitchell, have developed more than 1,000 units of affordable, mixed-income, and mixed-use projects in Connecticut and New York that prioritize community engagement, provide quality housing opportunities, and sustainably revitalize communities.

Frequently Asked Questions

In spring 2023, the Town of Clinton issued a Request for Proposals (RFP) for plans to redevelop the Pierson School into affordable senior housing with a community use component. Development teams responded to this RFP with their proposed plans and in winter 2023 the Town Council chose the plan submitted by the development team lead by Xenolith Partners and HOPE Partnership.
